I purchased a 4-plex in Van Buren, AR off-market for $139,000 with rents at $2,100 per month, a tri-plex in Fort Smith, AR for $135,000 with rents at $1,600 per month, and two homes on one lot for $30,000 that rent for $1,300 per month. This is my first try at out of state real estate investing, but I have found some great vendors. My main guy out there is Corey Beck Painting. He is fantastic to work with, and is worth every penny. These videos and photos show the condition when purchased, and the properties have been significantly cleaned up. All were purchased off market as well.
